Hudson Realty Capital Launches $800M Bridge-to-HUD Loan Program for Multifamily Projects

Hudson Realty Capital, an integrated commercial real estate investment manager and FHA/HUD lender that provides financial solutions to sponsors across the U.S., announced the launch of a new bridge to HUD loan program for multifamily projects, including market-rate, affordable and senior housing.

Hudson Realty Capital anticipates lending $800 million through this bridge program over the next 36 months. The bridge program is tailored for owners seeking permanent HUD financing but who need to further stabilize property operations. As part of the product’s enhanced flexibility, loans are fully pre-payable with no lock out period.

The firm is targeting loans with the following characteristics:

Loan sizes of $15 million to $50 million
          Up to 80 percent loan-to-value
          Up to 80 percent loan-to-cost
24 to 36 month loan term

Rich Ortiz, Co-Managing Partner, said, “We are pleased to expand our multifamily bridge loan offerings and provide our clients a competitive and flexible pathway to realizing their investment goals, even as the lending environment remains cautious. This product will allow multifamily owners to unlock additional capital and favorably position themselves as we await the return of long-term financing to the market.”

Paul Griffin, Managing Director, Due Diligence/FHA Operations, said, “As investors nationwide continue to grapple with uncertain market dynamics, we are committed to providing solutions that spur growth in the multifamily sector and smooth the way to permanent agency financing for our clients.”
